Egress windows for Colorado basements. Safe exit, tight install.

Egress windows are sized and placed so a bedroom — especially a finished basement bedroom — has a usable emergency escape and rescue opening. Along the Front Range, that usually means cutting or enlarging a rough opening, setting a code-oriented window (often a hopper or casement style in basements), and finishing the well and drainage so Colorado snowmelt and irrigation water don’t turn the new opening into a leak. KV Windows is a veteran-owned, Pella Platinum Certified Contractor based in Westminster; we install egress windows as part of basement remodels and safety upgrades across the Denver metro.

Safety Opening, Not Just Daylight

What an egress window actually is.

In plain language, an egress window is an emergency exit: an opening large enough, low enough to the floor, and clear enough to operate that a person can get out — and firefighters can get in — if the normal path through the house is blocked. Building codes treat sleeping rooms differently from laundry rooms or storage; if you finish a basement bedroom in Colorado, local jurisdictions generally require a compliant escape opening.

Exact clear-opening dimensions, sill heights, and window-well rules come from the building code your city or county has adopted (often an International Residential Code edition with local amendments). We don’t print a one-number “Colorado standard” on this page, because Brighton, Denver, Westminster, and unincorporated Adams County can differ in details and in how inspectors apply them. Before any cutting, we confirm the current requirements for your address with your local building department and plan the opening around them.

What we will do on a free visit: measure the existing opening, talk through whether a retrofit in the current rough opening can work or a cut-down / well expansion is required, and quote the window, well, and finish scope honestly.

Where Egress Shows Up

Common egress projects we see.

Most egress calls on the Front Range fall into a few patterns — basement bedrooms, legal secondary suites, and replacements of undersized wells that no longer meet today’s inspection expectations.

Finished basement bedrooms

Adding a legal bedroom downstairs almost always means adding or enlarging an egress opening and a proper window well.

Undersized existing wells

Older wells can be too shallow, too narrow, or missing a ladder when the well depth requires one. We evaluate well and window together.

Hopper & casement basement units

In-swing hoppers and side-hinged casements are common basement choices because they can deliver clear opening in a shorter wall height.

Casement windows

Replacing failed basement glass

If the opening already meets egress size but the glass is fogged or the sash is failing, we can discuss glass or full unit replacement without changing the rough opening.

Colorado Install Realities

Wells, drainage & Front Range weather.

An egress window is only as good as the hole in the ground around it. Colorado freeze–thaw, irrigation overspray, and spring snowmelt make drainage and flashing details non-optional.

Window wells that drain

Proper well depth, gravel or drain tie-ins where the site allows, and covers that still open for escape are part of a complete scope — not an afterthought.

Cutting concrete & foundations

Many basement egress jobs require enlarging a concrete opening. That work needs planning for structure, waterproofing, and clean finishing inside and out.

Energy & comfort still matter

Basement glass runs colder. Quality insulated glass and a tight install reduce condensation risk — see our guide on condensation and frost in Colorado winters.

Permits

Enlarging openings and adding bedrooms typically triggers permits. Jurisdiction rules vary; confirm with your building department and see our Colorado permits overview on the blog.

Well, cover and drainage options depend on your yard, grade and foundation. We walk you through the choices on the free estimate and put the full scope in writing.

How We Work

Measure twice, cut once.

Egress is not a catalog swap. We start with how you use the room, what the inspector in your city will expect, and what the foundation will allow. Then we specify a window style that can actually meet clear-opening needs in that wall height — often a casement or hopper rather than a short slider.

KV Windows brings 11 years of Front Range installs, 1,000+ projects, certified Pella installers when that line is selected, and manufacturer-backed warranties on the products we set. We’re also a Team Dave Logan member with a 4.7-star rating across 115 Google reviews.

    Opening, well & window

Concrete or framing changes, well installation, and the egress window set and sealed.

  5. 5

Operate the window and well escape path with you and close out punch items.

Common Questions

Egress windows FAQ.

Answers to the questions we hear most from Colorado homeowners and businesses.

Do all basement windows need to meet egress size?

Not necessarily. Sleeping rooms generally need an egress opening; storage or mechanical rooms may not. Your local building department has the final say for how the room is classified.

Can you install an egress window without a window well?

If the sill is below grade, a well (or equivalent clear space) is typically required so the window can open and a person can climb out. Above-grade bedroom windows follow different path rules.

What window styles work best for basement egress?

Side-hinged casements and in-swing hoppers are common because they can provide a larger clear opening in a shorter masonry opening than many sliding styles. We’ll confirm what fits your wall height.

Do you pull the permit?

Permit responsibility depends on the project and city. We’ll tell you what’s typical for your address and what you should confirm with the building department before work starts.

How much does an egress window cost in Colorado?

It varies widely with concrete cutting, well size, drainage, interior finish, and product. We quote after measuring on site.
